We offer a unique and modern housing system that provides developers of affordable housing – be they private developers or government agencies – time savings, cost savings, and a community-oriented sustainable solution to address both the housing affordability crisis and the climate crisis. Our housing system includes:  

  • a design library of pre-engineered, prefabricated, timber-based housing designs in 3 key typologies  
  • an established network of select partners to execute designs for specific projects, and  
  • a digital infrastructure to enable project collaboration and automation of multiple development processes including feasibility studies, supplies tendering, and construction process outputs

Our design concept offers low-rise, high-density, 2 to 4 level rowhouses and rowhouse apartments, and 2 to 6 level multi-family apartment buildings.

Each development will be offered common public green spaces and an adjacent integrated community space.

Our Solution with Prefabrication and Mass Timber Housing

Prefabrication

Prefabrication is a cost and time saving solution for your construction project. By completing large parts of the assembly off-site, time on-site is significantly reduced. Off-site assembly also allows for less weather-related delays, a big concern when building in northern Europe.  

Mass Timber

We have chosen timber as our primary building material because it is 100% sustainable, lightweight, dependable, strong, and beautiful. Timber is an amazing material: wood absorbs carbon dioxide from the atmosphere. When used as a building material, timber functions as natural carbon storage. 

In Europe, timber can be 100% sustainable. Per cubic meter, wood relieves the atmosphere of one ton of CO2 per year. And in Europe, 660.000 hectares of forest are grown per year to replenish supply and produce oxygen. 

The exact number of trees required per building project can also be calculated, as can the amount of time needed to regrow these trees in Europe. For example, 8.300 trees take about 15 minutes to regrow in Europe’s sustainably managed forests.

Our concept design aims to address our target client concerns in three fundamental ways: reduce construction costs, reduce construction and design timelines, and achieve all of this sustainably. Here’s how we do it: 

  • Our housing units are predesigned to social housing code standards, cutting out weeks to months of design costs.
  • We maximize density on available land with multi-typologies.
  • Prefabrication lowers on-site labor costs. 
  • Quicker assembly of parts means fewer resources. 
  • Faster site prep with lower foundation costs: timber is up to 75% lighter than traditional building materials, reducing foundation costs.
  • Prefabrication reduces the need for storage and material handling.  
  • Costs caused by weather delays are significantly reduced. 
  • Prefabrication reduces waste so excess material costs and waste removal are lower. 
  • Failure costs can often be cut out completely thanks to the digitalised prefabrication process. 
  • We significantly reduce time spent on design due to our pre-designed housing typologies. 
  • Planning reviews are much faster since all our designs adhere to the Belgian social housing code. 
  • Quicker design updates through existing BIM models. 
  • Prefabrication allows for rapid assembly and construction.  
  • Prefabrication enables assembly and installation/prep work to be done simultaneously.  
  • Prefabrication benefits from a more predictable schedule, allowing for better resource management. 
  • Timber can be advantageous in tight, urban construction sites where mixing cement and steel fabrication can be a challenge. 
  • The same elements are used throughout multiple projects, saving time and money.  
  • We use timber in our designs: it is naturally able to capture CO2 from the atmosphere. Every cubic meter of wood relieves one ton of CO2 from the atmosphere per year. 
  • Prefabrication means less waste—at all stages of the construction process. 
  • Building with timber can be 100% sustainable. 
  • Wood uses less water and energy during production and installation compared to other traditional building materials. 
  • Timber structures, when correctly maintained, have a far longer lifespan than traditionally constructed buildings. 
  • Our design uses Air-Water Heat Pumps (Individual Units) for our thermal technics, so heating, cooling and DHW are an all-in-one solution and can be set and adjusted individually as desired.  
  • We have incorporated rainwater management into our design: for example, rainwater is captured and reused for toilets.

How do we work with you?

Using our proprietary design library, we work with you to assess typology placement and the maximum density that is preferred and allowed. Our procurement process and our contacts with suppliers and manufacturers will provide cost inputs.   

We work with you to update our base BIM model designs as per local requirements.  We also provide necessary outputs for planning approval. 

At execution, we connect you with the supplier and manufacturers to ensure rapid prefabrication to site delivery.
